With a Online only auction you won’t have to guess how much the other party is willing to spend. Transparent fair and open bidding with each bidder abiding by the same contingencies.

💰 3. A Set Deposit Is Required

If you win the auction, you’ll need to put $15,000 down as earnest money per parcel right away. This is part of the total purchase price.

⏱️ 4. You Have 45 Days to Close

After the auction, you’ll sign a purchase agreement and have 45 days to finish the purchase (close).

🔍 5. No Contingencies

The sale isn’t dependent on getting financing or doing an inspection afterward. You’re encouraged to do your homework before bidding.

📜 6. Clear Title is Guaranteed

The seller is required to provide good, marketable title to the property

🧾 7. Taxes Are Prorated

Property taxes will be shared fairly — you only pay from the date of closing forward.
